City residential customer satisfaction is an important index for evaluating and weighing living quality. It reflects people's general living quality. In China, however, the theoretical and empirical research on the CRECS correspondingly lags behind. As the basis for propelling the management of city residential customer satisfaction, the quantification of the city residential customer satisfaction has turned into an urgent demand for real estate enterprises. Not only is it necessary for the construction of a harmonious society to increase city residential customer satisfaction, but also it is of economic significance for the management and development of real estate enterprises.The paper attempts to dig out values of the model from a completely new point of view, namely bases on the analysis of city residential customer satisfaction in Chengdu. The research objects of this paper are to discuss the customer satisfaction of ordinary residence in cities in the eyes of an ordinary residence customer. The research contents go as follows:1. The paper starts by introducing the importance of customer satisfaction index, analyze the importance of city residence, and put up with the idea of establishing CRECS model in China, The paper draws dividing lines between residential customers, customer satisfaction, and satisfaction with the living environment. The paper introduces the research methods of the combination of theoretical research and empirical analysis, generalizes theoretical innovation and practical meanings.2. In the part two and part three, on the basis of the previous research results of CRECS, the paper analyzes the forming mechanism and model of CRECS, discuss the relevant variables of CRECS, among which features of construction, neighborhood and location, along with perceptived price function as the cause variables, whereas customer complaints and migration function as the result variables. 3. The project scheme is put forward. Combined with reality in China, the paper refers to some relevant literatures and establishes a CRECS model based on the existing models. In order to facilitate empirical analysis, the paper establishes the relation assumption and supporting argument between relevant variables in the model, which expound the structural variables and observation variables, and form a measurement table before being, adapted and improved according to concrete application sphere and adaptability. The paper also set forth the investigation and design of the research.4. The paper carries out a probing research on pilot model according to the investigation date. The date acquired from spot check is analyzed statistically by means of AMOS 17.0 and SPSS 17.0 software of statistics, and it verifies the reliability of date through reliability analysis. It also verifies the rationality of CRECS index and questionnaire. The assumed structural equation model is optimized and verified. The assumption put forward in the paper is primarily verified by structural equation model.5. Conclusions and summarizations are made to the research results of the paper; meanwhile the limitation and further research direction are also given.According the analysis, on the basis of the relevant theoretical research, the paper reached the following conclusions:1. Constructing model to revealed the major factor of the living environment satisfaction.2. According the scheme of the measuring table to verifies the relations between relevant variables in the model3. Analysis the residents living on the status and the main impact factors.The innovative points of the theory of the research include four aspects:1. Constructing CRECS model.2. Systematic study of the influences of city residential environment on the CRECS.3. Introducing enterprise image and migration into CRECS model as a reason variable and a result variable for CRECS.4. Analyzing influencing elements on CRECS through the method of structural equation mode.
