Tourism real estate combines tourism with real estate industry. It started relatively late in China, but now with social progress, it has become a new investment hotspot and economic growth point. Its rise promotes the development of various industries, such as tourism, real estate industry, even transportation, civil engineering,environment and finance. The sound development of tourism real estate is substantial to social diversity and new development pattern.This thesis focuses on the analysis of the patterns and factors during the exploitation of tourism real estate in Sichuan Province. Firstly, it introduces the background and development situation in the area of tourism real estate, defines tourism real estate and other relative concepts, analyzes the features of tourism real estate and influence factors of exploitation by employing Custermer sub-class Theory, Marketing Theory of 4PS, Customer Behavior Theory, Location Theory and Positioning Theory. Secondly, it elaborates the current situation and the future of tourism real estate in Sichuan Province, summarizes the types and characteristics of tourism real estate development in Sichuan, and thus concludes that the tourism real estate in Sichuan has great development potential.Based on the conclusion, the thesis further analyzes the influence factors and positioning model of Sichuan tourism real estate. Moreover, it demonstrates that a healthy development of Sichuan tourism real estate should include following four aspects:good policy to help the healthy development of tourism real estate, rich culture to improve the quality of projects,comprehensive market research and investigation, and appropriate application of policies to promote the brand development of tourism real estate.
