Clothes,food,housing and traveling is the four basic necessities of human society since ancient times, after the development of Chinese economic for decades, the problem of clothes and food has been solved, but housing is perplexing the development of Chinese economic all the time. Ever since the commercial housing reform 30-years ago, the price of real estate has always been on the rise particularly in recent years, what's the reason? Under the modern market economy condition, the factors that influence the price of real estate include supply and demand relationship,land price,inflation expectation,income level,economic policy and more, but I think the most fundamental factor is the urban value. The urban value decides the price of the whole city, the transfer of urban value forms the price of real estate, which is an important method and basis to analysis the price level and trend.This paper is divided into five parts: literature review, the content and assessment of urban value, the mechanisms of urban values impacts the price of real estate, empirical analysis, the main conclusions and recommendations.In the literature review, this paper carried on to comb the researches on the factor that influence the price of real estate, and find that most scholars research on single factors, such as land price, traffic condition, urban economic level and so on, which lose comprehensive, then put forward that we should depend on the whole urban value to research on the price of real estate. In the theoretical study, the author analyzes the meaning and components of urban value, and from the political, economic, cultural, social and ecological aspects to build valuation indicators of urban value. In the analysis of the mechanisms of urban values impacts the price of real estate, depend on statistical data on the 2007 national housing prices in 35 large and medium cities, the author carried out coordination, correlation and regression analysis between urban value and price of real estate. This paper finds that there is a significant linear relationship between urban value and price of real estate, after excluding the singular value, the urban value level variables can explain 89% differences of housing price between cities.
