Research On Economic Evaluation Of Township Land In Mengzhou City

Land is a natural - economic complex. Today,people on land in all activities are economic activities.For more intensive agriculture production is not the measure of land fertility which the only indicator.People are concerned about their income,care for their financial,material inputs after to have little benefit. In order to master the process of land use in the labor cost difference,the need for land in economic evaluation about land use economic effects,more accurately grasp the land quality,understanding of land productivity or use of effective practice of the level and distribution。This study comes from the "National Science and Technology Support Programme sub-project on" village land-use evaluation and sustainable use of key technology research and demonstration (2006BAJ05A14-3) "".This study is based on the spatial distribution of the township's natural and geographical factors and land economic factors in Mengzhou city,to explore a variety of land evaluation methods and evaluation model constructed,using the Delphi method and the Analytic Hierarchy Process evaluate the seven townships of land economy in Mengzhou,to expect the ideal the evaluation results and to guide rational use of rural land.The focus of this study is to improve the choice precision of the evaluation indicators,to increase the level of evaluation. The establishment of a technical method of economic evaluation of rural land routes,which makes the evaluation results to better match township land use. Research has practical significance and application value,due to the economic evaluation of existing land mostly used for urban land,thus,the technical methods used in the text after the township of land for economic evaluation of hope reference.Based on this,this study based on the basic theory and evaluation of township land economic evaluation to discuss in the paper.According to the agricultural land economic evaluation as a bridge,on the basis of previous research to construct a township land economic evaluation system and model,combine with the actual situation of the seven towns put up empirical research in Mengzhou City Henan Province.On the state of land economic development of the seven townships made evaluate and address the issues,to promote the harmonious development of town land economy, put forward relevant measures.All articles divided into six parts,the main contents are:Part I:The introduction,introducing the background,research significance,research methods and technical routes in this paper.Part II:Reviewed research progress of the "land economic evaluation", made a review of analysis and definition of basic concepts on its research states,analyzed the content and features of land economic evaluation,and analysis of related theories.Part III:From the methods and content of land economic evaluation for analysis of agricultural land economic evaluation and urban land economic evaluation,to prospect methods of land economic evaluation,and finally focuses on introducing the purpose and meaning of the land economic evaluation.Part IV:Describes methods of township land economic evaluation,and introduces the principle and system framework of the index system,analyzed and researched on selection models and indicators of town land economic evaluation,to determine the indicators selection method,evaluation model and the indicators weight the town land economic evaluation,evaluation model and the indicators weight,and development of township land economic evaluation divided into stages.Part V:The comprehensive analysis on economic evaluation of township land to take Mengzhou City in Henan Province as example , made seven towns a comprehensive evaluation on land economic development in three areas where evaluation and analysis to input from the town devotion level,township land use level and land output level,focused on discuss the overall process of seven towns land economic evaluation in Mengzhou,divided into stage of development of town land economic evaluation,finally the countermeasures and analysis on the results of township land economic evaluation in Mengzhou.Part VI:Explains the main points and shortcomings,proposed to be in-depth study.
