Real estate brokerage industry is to be riseing a important part of real estate service industry with our country's land use system reform and the deepening of the housing system reform, the real estate market and real estate development. After so many years of development, we can see the real estate brokerage in the real estate market to increase trading volume, expand market distribution channels, regulate market transactions and has played a role that can not be ignored. But as a new industry, it is inevitable in the development process that will expose a lot of problems: non-standard operations of brokerage company, an assault on non-compliance; low quality of brokerage employees, violations occuring to consumers; none of the government on the industry management and the formulation of relevant laws in a timely fashion, etc.. The scholars and practitioners have done a lot of research on this, but the results are not uniform. This paper attempts to use comparative analysis and select the United States as a comparison object, with the actual situation in our country, and to find the problems of real estate brokerage industry in China by comparin the two parts:industry structure and industry management between China and America.The first part is an introduction, the first writing on the paper to explain the meaning and purpose, through analysis of the status of the real estate brokerage in our country, that find there are still many problems of real estate brokerage in China. To make China's real estate brokerage industry develop in the direction toward health, therefore, we need select a mature real estate brokerage developing market, the United States, as a comparative object of analysis and learn advanced concepts and successful mode of operation; followed to define the concept of real estate brokers and agents, because the real estate market in all regions is different in levels of development, many scholars have analyzed the problem from different angles, real estate brokers and agents and the general understanding of the legislative requirements are different, so refering to the literature at home and abroad, it is necessary in this article to make the real estate brokers and brokers defined. The second part is a comparative analysis of the industrial structure of the real estate brokerage industry between the United States and China. First, analy the size structure of enterprises, mainly through the calculation of industry concentration of real estate brokerage market to judge the degree of competition, business brokers size and dispersion of market players; then analy further from the main market players structure, business structure to find the differences between the two.The third part enter into the comparative analysis of real estate brokerage industry management. The whole subject is divided into three parts of managers, management tools, management content which compare between China and America; again make the comparison from the market access conditions, industry standards and industry collaboration to manage the three aspects, during which involve the contrast of the two projects of real estate brokerage laws, regulations and ethical rules.The fourth part is a comparative analysis of real estate brokerage industry performance involves two aspects:economic efficiency and social welfare. The efficiency of real estate brokerage is analised from the contribution of the social total income and effect of trade transactions Efficiency; social welfare is talked about many aspects of income, social status, working elasticity of practitioners, value on the customers, the community contributions to the employment etc..The last part is a summary of the contents of previously,a revelation for China from the results of a comparative analysis of the real estate brokerage industry between the two. Inspiration is from both industry structure and sector management aspects, pointing out that the United States is worth us learning successful experience and there are still shortcomings in the study concluded.
