As a main tool of housing finance,the individual housing mortgage loan accounts for a great proportion of the bank's credit line.In modern China, because of its characteristics of large amount and long payment term,and because of the rapid growth of commercial bank's individual housing mortgage loan, the banks start to exposure to the risks of individual housing mortgage loan.This research resulted from the conclusions of the western developed nations, taking the vital factor of individual housing mortgage loan as the starting point of the main species and appointing out that the most vital risk is the prepayment risk and default risk. We apply the method that combing the formulas analysis and diagram analysis together, trying to identify the risk individual housing mortgage loan,and a detailed description of theses risk, so as to help the banks to find the best ways of keeping away from the risks accomplishing with the detailed analysis of the risks.In fact, now, the strengthening risk management of the urgency and necessity are generally realized by the current financial sector, and a great large attention paid by the academic.On these basic,we put our attention on these risks and forward to perfecting and improving the commercial bank's guard against the risk management level of individual housing mortgage loan.Firstly, the thesis introduced the main modes of international housing finance and analyzed individual housing mortgage loan and their risk'situation in current. Exposed to four important risks, such as default risk, rate risk, fluidity risk and prepayment risk with all of banks.Then, on the basis of passing to comb cultural heritage, this thesis mainly analyzes the factors which resulting in the prepayment risk and default risk and summarized the mechanism that the groups of mortgage loan breathed the mortgage loan contracts.Then, based on our situation, this thesis discussed these factors that could affect the prepayment behavior; these factors include the economic level, the fluctuation of interest rates and seasoning. Then this thesis discussed the ways which recognize of prepayment risk, concluded the general mechanism of operation. Compared with the analysis of prepayment risk, the thesis then analyze the risk of default with the same ways as the prepayment risk.At last, referenced to relevant overseas experience and in the context of our present situation, this thesis suggested a lot of proposals so as to help our banks improve the management of risks.
