Since 1998, the housing mortgage loan business of The Everbright Bank has been started for more than a decade. Along with the bigger business scope, more profits were made. While in the meantime, bad loan rate is also increased in the recent years. How to reduce the loan risk and maintain the good yield of individual housing loan become the priority.There are 4 chapters in this thesis. The first chapter of this thesis is preface, narrates briefly the content of individual housing mortgage and the worldwide studies and elaborates the study method used in this article. In 2nd chapter, the current situation and business procedure are introduced. In 3rd chapter, the impacts of different factors are concluded after analyzing 317 individual mortgages of Everbright Bank Shenyang Branch from 3 dimensions of feature: mortgagee, mortgage and real estate. In the 4th chapter, the data collected are analyzed through recursive module to study the connection among all the factors and to find out the common rules.The emphasis of this thesis is to analyze from the 9 factors such as gender, age, martial status, education level, family income, mortgage sum, mortgage period, monthly repayment etc and to find out the different factors' impact to violation. At first, a conclusion is drawn based on the statistic analysis of 317 mortgagee information that divorced males at the age of 30-40 have higher violation rate. Moreover, the lower the education level, the less stable employment, the more mortgage sum, the longer mortgage period, the higher violation rate.The innovation and distinguished features of this thesis are:(1) There are 9 factors used to analyze violation. Through multi-angle evaluation, change the current situation that old evaluation system of Everbright contains only the natural indicators of mortgagees solve the problems of less and weaker evaluation basis, simple and unilateral conclusion.(2) Based on the analysis of current bank data, through setting up modules to examine, common rules are obtained to provide more objective and overall gists to decrease the impact.(3) Quantificational evaluation module is introduced based on the credit indicator system to change the laggard qualitative evaluation used in Shenyang Branch, and to improve the credit evaluation accuracy and working efficiency.
