Economic Benefit Appraisal For The Use Of Construction Land Of Dongying City

In recent years, as the construction sites of Dongying City increasing quickly, it becomes essential for the economic benefit appraisal for the use of the existing urban construction land. We should do research on the status and characteristics of the economic benefit appraisal for the use of the regional urban construction land, and do some structural adjustment to the areas among which land-use efficiency is in different levels, in order to make land allocation of resources combined with regional economic development, population growth and the protection of arable land, and promote the using patterns of urban land to change from extensive to intensive.In this paper, we first expound and analyze the economic benefit of land use , and then introduce four land-use economic theory : theory of sustainable use of land, theory of location, theory of rent and theory of optimizing the allocation of land resources. At the same time, beginning with the analysis of efficiency and effectiveness, the general principles, steps and methods of economic effectiveness are introduced, giving theory support for the economic benefit appraisal for the use of construction land of Dongying city; After that the status of the use of construction land of Dongying city is recapitulated with the help of chart and table, and then analyze the affecting factors of the use of urban construction land, in order to give support for the economic benefit appraisal and measures research for the use of construction land of Dongying city.On the basis of that, we get the basic idea establishing an index System and establish economic evaluation index system of Dongying's construction sites according to the view of system; Through comparison of choice on methods and models of economic evaluation Dongying's construction sites and economic evaluation of dongying's construction sites in past 6 years by means of DEA and C~2R model, we find out major factors impacting efficiency of construction sites of this city, and point out the direction and the way improve economic benefits of the city's construction sites. At last, we should provide advices on how to improve economic benefits of the city's construction sites, as scientific, practical references for the Policy-makers.
