In recent years,the rapid development of China's real estate industry,China's national economy has become a new growth point.The real estate industry is a typical capital-intensive industry,the development needs of a large number of financial support, so the real estate credit real estate development is to support the most important sources of funding.However,real estate financing as a result of our current model is too simple, the risk of highly concentrated in the commercial bank,together with the current real estate credit management of commercial banks is far from perfect,the real estate industry highly dependent on the bank is bound to bring about a potential real estate credit risk,if the macro-economic,policy and market changes may result in loss of assets to the bank,the formation of non-performing assets.Therefore,to enhance the credit risk on the property to prevent and improve the quality of bank real estate loan assets,and promote the fundamental conditions of the banking business improved,the real estate industry and real estate is not only the financial sector stability and development requirements,but also for the entire financial industry and the national economy the stability and development is also crucial.This article first introduced the concept of real estate credit risk,credit risk analysis of real estate have a deep-rooted reasons,the property of the transmission mechanism of credit risk analysis carried out at the same time into the real estate credit risk of several types;then to China and the development of Beijing real estate market there is the issue of the status quo and a detailed analysis;Secondly,the commercial banks to carry out the existence of the real estate business credit policy risk,credit risk,market risk, operational risk have been sorted,and these risks issues explored in depth;again, introduced the advanced international banks in the real estate credit risk control experience;Finally,the combination of the actual situation of commercial banks the risks of real estate credit business from the credit system to prevent the establishment of internal specialization management,operational risk control measures put forward specific.
