The residential is one of urban major functions; half of the urban architecture quantity is residential. With the development of urbanization, the urban population is getting more and more crowded. By the situation of the increasing scarcity of land, it must to use land by intensive way. Promote and put good use to the FAR is a feasible road to achieve land intensive use. Under the market economy condition, the development scale and the location of residential land should follow certain market rule. The FAR is one of the urban control plan's target, is an effect of land use level, it is an important effect to land price. On the one hand, the FAR affect development income of residential land and proceeded to affect the price of land; On the other hand, the FAR affect urban living environment and the distribution of living space. So bring a high FAR result high-yield, and high-yield result high land prices. The multi-center city urban development increased the average floor area ratio, thereby improving the distribution in urban centers outside the residence of land, living on the distribution of land have a certain impact. Increase the FAR will inevitably lead to building density, building height increases. High building density and building height of the living environment of lighting, ventilation, and so have a negative impact, at the same time, the residential quarters of the green rate will be reduced. The high volume of residential quarters will lead to excessive population density, reducing the quality of living, increasing the pressure on urban infrastructure. Therefore, the high FAR will not only fail to improve the living realization of the intensive use of land, but also damaged the living environment and reduce the premium living.This article summarizes the research of domestic and foreign scholars on the rule and the function mechanism between FAR and the urban residential land price, analyzed the general rule of the effect by the FAR on residential land price, housing development, and external effect, has obtained in the ordinary circumstances, the rule of the FAR influence the residential land price:(1) Raises the FAR namely to enhance the differential land rent II, causes the land price rise. It also impact of living environment and land distribute. Too high FAR will lead to the rapid increase in construction costs, lower land revenue. In addition, the high FAR will affect the quality of living environment and increase the pressure on urban infrastructure so that housing land prices declined (3) FAR is a targets of control, it is the sense of control to form a good living environment and reasonable Space layout. The FAR impact living environment and the living space of certain the volume will be too high rate of bad slope of the city living environment. Multi-center urban development patterns to the centre of the city lots to high-volume premium rate of the phenomenon.Xi'an is an ancient city with a history of the Millennium, is also a great potential for development city, excellent location and good conditions for the development this bright pearl to send out the radiant ray. This article take the Xi'an urban district as an example, through the gathering massive volume fractions and the residential land price data, carries on the regression analysis to the two's relations, and draws some conclusions. Xi'an residential FAR and the land price relationship is not significant, the FAR of living space is also low, land-use level is not high, the economy remaining land has not felt. Under the protection of ancient buildings in Xi'an, this article discussed the effect of the FAR control to the land price and Xi'an volume fraction zone control to the Xi'an housing land soil-rent value influence and the residential land distribution. Finally, combining the ancient city of Xi'an urban development and protection needs give some advice about use stand-floor price, the FAR reward and the shift policy as well as development the urban underground, carries on some rational suggestion about the FAR of construction use and manage.
