Since the 1990s , after more than 10 years of rapid development, China's real estate industry have madden significant achievements ,and thus become an important pillar industry of China at this stage. Come to 2008, the real estate industry sharply fell into the development of low . Facing the serious policy control and the increasingly fierce market competition environment, in order to prevent risks and ensure achievement of the business's objectives, it is imperative to constantly improve the internal control of real estate company .Based on study and analysis of the internal control and value chain theory, this paper pointed that the two were all in order to achieve value-addation of business value and proposed ideas and methods on study of internal control based on the concept of value chain. First of all, the author analyzed the TYD company's construction of internal controls, pointed the major internal control deficiencies, based on which the author discussed the nature and internal factors that caused the problem; Secondly, by the above-mentioned concept of the implementation of internal controls, the author proposed the framework and procedures about the implementation of " the reconstruction programme of the project development businesses" internal control based on the value chain concept in a targeted manner. According to this framework, by survey and level analysis, this paper did researches on process of TDY company's project development business from the perspective of "value chain" and " risk analysis". Besides, through Statistical analysis of research data and company's accumulation data, this paper came to the development rule of the real estate development business that " the value flow and risk went increasingly small with the flow origention of business" , that is, the more front-end the business is, the more value it contributes, and the risk will be also higher. At the same time , this paper raised " the distribution table of value-added points " and "the distribution table of the critical control points of risk " at various stages of project development ; Finally, based on the "high-value, high-risk, strong control" principle, on the " value-added points and critical control points of risk ", this paper set up appropriate control measures and re-organized the business processes , in order to achieve increasing efficiency and value addition which is the purpose of internal control.On the basis of related theory , this paper proposed the implementation thinking of "internal control based on the value chain concept", which is innovative; At the same time, through solving specific business problems, this paper has practical significance of reference.
