| Binjiang is one of the new districts in Hangzhou. With the implement of the stratagem——"Explore along river and develop over river" , the land market in Binjiang has changed to be quite active, and the change of land price also has particular character. As a research object, it has definite science and application value.Applying to the combination of qualitative and quantificational method, the land price involvement of Binjiang was analyzed from both the time and the space aspects. Based on the comparison between the land unite price and the commercial housing price in Binjiang and Hangzhou from 2000 to 2007, the particular and representative character has been found. On the time aspect, it puts up: First, the start point of land price is high. Second, the rise breadth of the land price fluctuates obviously, and the entire rise breadth of which is lower than the average level in Hangzhou. Third, the change of land price and commercial housing price are different. On the space aspect, the land price distributing orderliness is not very evidence. For the center of Hangzhou and the present center of Binjiang, it comparatively accords price-distance attenuation regulation. Based on these traits, the reason for the traits of land -price changing on the time aspect was analyzed mainly from the city planning, investors' anticipation, the control and change of policy and the construction of city basic establishment. While the reason for the land price distributing traits was explained from two sides. On one hand, the explore extent of Binjiang is low. On the other hand, the center of Hangzhou and the present center of Binjiang have been relatively mature, which can affect the land price of their surrounding area. Finally, the trend of the land price of Binjiang in the future has been forecasted. And the policy advice in how to strengthen land management also has been put up. |
