The 32nd and the 42nd article of "City Planning", which goes into effect since April 1st, 2006, were clear overall city planning and regulatory plan mandatory, and floor area ratio is an important indicator of control. Floor area ratio will be mandatory as a planning target is too high or too low because the floor area ratio would have serious adverse consequences. As a result, reasonable and effective control of urban land-use floor area ratio is essential.This article from the perspective of the developers of real estate development projects to determine the floor area ratio problems, analysis of the impact of the floor area ratio, including:①economic benefits;②the size and economic strength of the city;③geographical area and spacing of sunshine;④nature of the plot of land;⑤differential urban land;⑥the development of construction methods and physical planning and design;⑦urban environment and urban design;⑧urban transportation and infrastructure capacity;⑨comprehensive disaster prevention. Then use the input -output model of the floor area ratio for the quantitative analysis of the economy, given a reasonable rate volumetric calculation formula, and then discuss the best methods to determine the floor area ratio formula, including law and curve fitting. The article also discussed the effectiveness of the largest floor area ratio should also determine the balance of environmental and social benefits that come to determine the floor area ratio. Finally, the article used the method to determine the floor area ratio of an example for the empirical analysis.
