The large-scale commercial real estate meet a pretty pass of financing, the article learns from the related theories and the experiences of project financing pattern home and aboard, brings forward the viewpoint that project financing pattern must be made best use in the large-scale commercial real estate development, at the same time, researches on its feasibility and analyzes the related cases. The author also brings some countermeasures to solve the main problems. This article which can help the Chinese real estate corporations to develop reasonably and healthily, has certain theory significance and practical significance to our commercial real estate financing theory.According to the practice of commercial real estate, this article definites the characteristic of large-scale commercial real estate projects which have used project financing, analyzes serviceability of each project financing pattern, formulates application flow of project financing , establishes the project cash capacity model, carries on danger factor analysis using the sensitivity analysis method, and further conducts the research on the risk control and the government function. The article includes:The first chapter brings up the question, analyzes the theory significance and the practical significance, then summarizes the literature, shows the main research methods, and points out innovation and insufficient.By statistical data analysis of property development , the second chapter briefly analyzes the characteristic as well as the present financing situation of large-scale commercial real estate, and carries on the analysis of main financing way.The third chapter mainly researches on project financing characteristic, analyzes the application prospect of the large-scale commercial real estate project financing, carries on serviceable analysis of the different project financing patterns.Large-scale commercial real estate project financing is merely at the start stage in our country, we must choose and design the financing pattern according to characteristic of project financing as well as the large-scale commercial real estate.Arranging the project financing pattern through the project company is the most common pattern, which general commercial real estate project financing will use even in the future. The fourth chapter analyzes the project financing application with the S business street case, researches project financing application flow, establishes the cash capacity model, and discovers dangerous factors in the project through the sensitivity analysis method.With a visual understanding on the S business street project frame, we can popularize and do the correlation operation analysis.Through further research on large-scale commercial real estate project financing risk, the fifth chapter proposes the risk management and the risk control, makes clear about government's functions in large-scale commercial real estate project financing.Finally is the conclusion part, summarizes the results, points out further study.
