In recent years the market of real estate develops steadily with the rapid growth of national economy. Nowadays, real estate becomes an important fundamental industry in China. This is a comprehensive, highly specialized technology-consumption business on one hand, also a cost, risky investment with great reward on the other. These make it an unusual trade needed special analysis. Hence, the investment and decision-making of real estate project are not only academic problems. They become so important that investigators as well as investors all pay much of concern. The market of real estate has regressed to reason since the strengthening of the macro-economic regulation and control by the state. In order to make it a successful and profitable one, a real estate project needs accurate and scientific analysis in advance. This is a common view now. Our paper focuses on the problem of estimate of real estate project by investment theory.After carefully bounding the concept of earlier stage of a real estate project, we suggest that the estimate of a project must include the following three aspects: necessity, possibility, and feasibility. The earlier stage priorities of a project are architectural design management, planning and designing, orientation and efficiency. In order to illustrate our work, we take a project in Baise as an example and analyze it by SWOT method. It shows that how important of feasibility investigate is. The necessity in our example is the analysis of local real estate market. Marketing investigation and marketing forecasting are the main contents of marketing analysis. The location environment analysis is a necessity for marketing analysis. The feasibility consists of financial estimate and uncertainty considering of the project. The profit, taxation and the static return period of the investment are the indexes of static financial evaluation. They concern about the timing value of the investment while considering the whole process of the project so that are reasonable as well as accurate. The analysis of uncertainty considers the risk. It consists of the analyses of profit-deficit balance, sensibility combine with probability.The result of our study is in conformity with the practice of the example-project. It can be serve as a working method. Afterwards, we would do further study in this direction.
