The relationship between land price and housing price has been concerned and debated widely by public society for a long time.The study on it is not only an important part of real estate market research,but also the key to accelerate the sustainable development of real estate market. Although the formation mechanism ,as well as the market environment, is different between land price and housing price, positioning the relationship between them reasonably has an important meaning in both the real estate market and our national economy.This text primarily spreads its research, surrounding the relationship between land price and housing price.Firstly, starting with analyzing the meanings of land price and housing price, it points out either land price or housing price substantively is a property price . Then the paper analysises the formation mechanism of them and thinks that under the market economy condition, both land price and housing price are decided by its market supply and demand.On this foundation, this text analysises the consequence between land price and housing price from qualitative and quantitative aspect. The conclusion indicates that land price is determined by anticipative housing price. As a part of housing price, land price has an influence on it in some measure, but in our country,the real estate market is not an absolute monopoly market,fixing the housing price requires to consider cost ,demand and other factors.Land price is not the final factor of housing price. Subsequently taking some data on land price and housing price of our main cities from 2001 to 2007 as our study samples,the result shows that in contrast with other countries,the proportion of land price to housing price in our country is very low,but the profit is relatively high.So the proportion of land price to housing price should be increased properly.At the same time, this essay analysises comparatively the relationship between land price and housing price in some other countries. According to the contrast ,it tells us that it is uncertain that when land price is high ,housing price changes like this. Local government and real estate developers should cooperate with each other actively in order to keep the proportion of land price to housing price in a sound range.In the end, considering that land market is the source of real estate market, based on the foregoing analysises,this article advances some measures to hold down housing price by the land lever and satisfy the housing need of numerous common people ,such as optimizing the structure of land supply, perfecting land bid system and so on.
