Through collecting samples, amending, compiling and aggregating statistics to the data, later using formula to calculate the indicators of integrated commercial real estate yield and area commercial real estate yield in Xi'an.According to the conclusion by the method of market extraction, not only in the determination of investment rate of return for real estate development enterprise,and real estate appraisal organizations using Income Approach to estimate the prices of houses in Xi'an have an important reference value, at the same time,the determination of yield indicators also provide important basis to non-residential housing demolition compensation price adjustment system.By using the grey model to simulate and forecast the above sequence data, and through forecasting a certain regional yeild by the anti-formula that pushed the commercial real estate market value. Then obtains commercial real estate systems risk factorβin Xi'an and the application of safety and risk-adjusted interest rates for commercial real estate value of the rate of revenue reduction formula.
