Participants' Behavior In Land Transference During The Development Of Cities

The establishment and improvement of the land circulation system and the realization of using the market mechanism to allocate the land resources is the objective requirement of the socialist market economy. Strengthen the management of land circulation and regulate land transactions will not only help ease the sharp contradictions that China have more people than land, so that maximum the economic and social effects of the limited land resources, but also conducive to the development of urbanization, and will play a very important role in the promotion of economic and social Sustainable development and maintaining long-term stability of the communityThis thesis is under the background of the urbanization, and analyzes the related behavior in the land transfers from the perspective of organizations and individuals behavior in the current system. Using the game theory and institutional economics theory, try to explore whether the existing system Can maximize social welfare, whether in accordance with the policies of the purported presence, and put forward some views against reality of the situation. The thesis is divided into six charters, summarizing as follows:Charter1 introduced the research purpose, research meaning, and dynamic research condition of home and abroad, summed up the contents of this paper, and explained the innovation and inadequate point of the paper.Charter 2 is about the land circulation theory. Firstly, the paper discussed the economic behavior'impact on resources allocation under the new institutional of the institutional economics, then the human behavioral theory in the new institutional of the institutional economics and game theory.Charter 3 is about the main macroeconomic analysis which analyzed the behavior of the central and local governments in the transfer of land. Government is our country's economic policy formulation and implementation, is the main activities of micro corpus, and provides the institutional environment for participants'behavior game in the land transfer.Charter 4 analyzed the participants'behavior game in the collective land transfer, which included two kinds of circulation game that is levying land and collective internal circulation.Charter 5 analyzed the participants'behavior game in the circulation of the state-owned land, included the behavior game between the developers and people who was demolition, the game between local government and developers, the game between developers and consumers, and the game among the three sides mentioned above.Charter 6 is the conclusion part. By analyzing the participants'behavior in the land transfer, found out the reason that China's current unreasonable use of land and low use efficiency which resulting in idling and wasting a lot of valuable land assets, in the meanwhile, the thesis pointed out the reform obstacles of the urban housing system.
