The proportion of the real estate industry to GDP is bigger, moreover the contribution is high, thus is determined by the government for the pillar industry. However since 2003, the house price has continued to raise, the proportion of real estate investment to the social total investment growth excessively quickly, the real estate price is separated from local resident's purchasing power by far, the congenial behavior is extremely serious, and the real estate industry has already formed the property bubble. Moreover along with the time continuation, the real estate bubbles also is inflating. The real estate hotly causes each kind of management risk commercial banks to enlarge. Especially house financing growth excessively causes the credit risk to increase, long-term house financing causes the fluid risk rise, falsely house financing causes the moral risk sharply increase, those are main risks faced by the commercial banks under the real estate boom.The production of Japanese, Hong Kong and US'S real estate boom and it's the destructive effects cause us reconsidering, because at present our country experiences the similar economic environment as their: The loose money market, the inexpensive fund price, surge upward house price. Our real estate hot has not been certainly out of the ordinary, "the real estate rises does not fall " the idea is only a myth, inevitably can create the real estate bubble.To reduce the impact of the bubble to commercial banks, first is transforming the system under big environment, creates the multiplication of financing channel to reduce the real estate to commercial bank's fund dependence, and perfects real estate finance risk guard system; Next should strengthen the guard risk ability of commercial banks, constructs the internal risk guard system through the establishment of commercial bank's modern enterprise system, develops the new real estate service to shift finance risks, establishes the moral risk defense line, according to loans in the operating mode, uses the project loans but the enterprise loans to reduce risks possibly.So long as commercial banks control the risks in certain scope, then real estate industry even if appears the winter, also cannot strangle the overall economy. After the cold winter baptism, the spring grass bud still can sprout, our market will be more prosperous.
