Housing price went up rapidly recent years,including Hebei Province,this made the housing price problem became a universal hot concerns.The impact of reasonable housing price over economy has very important effect.But the study of housing price in Hebei is lack,during the common studies of housing price.And Hebei Province is the representation of medium-developed provinces,so the analyse on the influencing factors of housing price in Hebei has an important theoretical and practical value.It is avail for the developing housing maket in Hebei,also is a reference for other similar provinces.This paper started from the related theories of housing price,through a sorting of real estate cycles,housing price,demand and supply volumes and housing-pain-index in Hebei,a complete realization of housing market in Hebei was constructed.The influencing factors of housing price and the rising housing price in Hebei were analyzed from the qualitative point.Based on qualitative analysis,a multiple regression equations of housing price and the influencing factors including ten variables in need and supply aspects was established.As the focus of research-quantitative analysis was carried out,according to the annual data during 1995~2006 in Hebei Province,and the exertion of metric soft-ware Eviews 3.0.The results demonstrate that:housing investment,GDP,completion area and per capita living of town-dweller are significant to the housing price in Hebei.And GDP is positively correlated to housing price,while others are negatively correlated to housing price.Per capita living of town-dweller is the most significant factor.Then,the paper classified the 11 main cities of Hebei Province into two great agglomeration with cluster analysis method,according to housing prices annual data during 1998~2006,and the exertion of metric software SPSS 15.0,and analysed both agglomerations concretely.The first agglomerationincludes:Shijiazhuang,Qinhuangdao, Tangshan and Langfang four cities;while the second agglomeration includes:Chengde, Zhangjiakou,Baoding,Cangzhou,Hengshui,Xingtai and Hangdan steven cities.At the same time,the agglomeration was validated from the aspect of interpretative variables and exterior factors,according to statistical data in 2006.Finally,according to qualitative analysis,quantitative analysis and analysis of agglomeration,the paper presented some policy proposals on stabilization of housing price level in Hebei.The pilot study of the relationship between housing price and influencing factors in Hebei provides some references for the government regulation for Hebei housing price and harmonious development for Hebei housing market.
