So far ,many researchs on residential demand are subjective and lack for systemic analysis of customer characteristic so as to rationalize marker demand . So the paper uses achievements of former researchs for reference, takes advantage of research methods by combining qualitative analysis snd quantitative analysis, sets up customer model and hedonic price model of Hangzhou residential market , and analyzes the different customer groups' charactristic and housing demand. Thos study has essential theoretical and practical meaning on many aspects such as adjusting and optimizing housing supply and demand structure, and satisfying all peopl's housing demand.First, by customer management theory and residential demand function, the paper sets up customer model of Hangzhou residential market, analyzes and generalizes the main characteristic of customers in Hangzhou housing market, which can influence the demand.Second, by collecting data about location , architecture and neighbourhood , sets up the hedonic price model of the Hangzhou housing market on the basis of selecting five housing characters as independent variable of the model. Resarch the housing characteristic of Hangzhou residential market based on on the accurate estimation of hedonic function.Last, on the base of conclusion from above two models, the paper conducts customer analysis of Hangzhou rensidential market, including: customer behavior analysis , customer value orientation and customer subdivision. Then respectively analyzes the different customer groups' charactristic and housing demand and purchasing decision.Comparing with other studies on housing supply and demand ,the character of the paper is to construct customer model to tsudy how to adjust and control housing supply and demand, which is important to the residential market's healthy development.
