Research From The Perspective Of FAR On Intensive Utilization Of Guangzhou Urban Residential Land

As the unrenewable resource, land resource plays a very important role in the urban construction development. In the instance of limited land source, none but strengthening land intensive utilization meets the concept of sustainable development.This article takes example for Guangzhou and discusses the intensive utilization of urban residential land from the angle of FAR. It applies relative theories regarding real estate economics, land resource management, statistics, city planning, adopts the methods integrating qualitative analysis with quantitative analysis, integrating theory with practice.Firstly, this article expatiates upon the connotation of intensive utilization of urban land, characteristic, influencing factors, the relationship between FAR and intensive utilization of urban land; points out FAR is one of the most important factors that affect intensive utilization of urban residential land.Secondly, this article theoretically analyses the connotation of FAR, influencing factors, enacting method; points out urban economic power, land-value, population density, per capita area of land utilization, regional geographical condition, city planning, urban transportation, infrastructure capability are the most important factors affecting FAR.Thirdly, this article takes example for the six central districts in Guangzhou; describes their present conditions of FAR of residential land and total conditions of Guangzhou by spot investigation; then, it also discusses the impact relative factors have upon the regional FAR with the change of time; applies quantitative analysis to analyze economy level, land price level, population density and effect on FAR caused by their changes; applies qualitative analysis to address city planning, urban transportation and infrastructure capability will result in the change of FAR; aims at appraising the present condition of intensive utilization of residential land in Guangzhou from the angle of FAR.Fourthly, points out the problems regarding intensive utilization of residential land in Guangzhou; uses the experience of city planning in Hong Kong and other cities for reference; brings forward corresponding countermeasures and advice.
