Empirical Study On Determinants Of Assets Appraisal Fees

The extent of the assets appraisal fees will have an impact on the survival and development of the assets appraisal agencies, too high or too low fees do not help the development of the whole industry, in order to attract business, some assets appraisal agencies lower the assets appraisal fees deliberately, which cause the whole industry to compete disorderly and give the community a bad influence on the whole industry. As we know, the origination of assets appraisal in China is rather late, researches relevant to assets appraisal fees is lagging behind, which constraints the sustainable development of this industry. This paper tries to find out the influential factors of the assets appraisal fees in China, and propose some profitable suggestions to the relevant researches.In the theoretical analysis, this paper takes the summary of the assets appraisal fees as the start, explains the relationship between the assets appraisal fees and the assets appraisal quality based on the analysis of the policy basis and current situation of China's assets appraisal fees, and points out that the low assets appraisal fees is one of the reasons that lead to the low assets appraisal quality, stresses that the main content of this paper is to find out which factors will influence the assets appraisal fees. And then this paper analyzes the influential factors of the assets appraisal fees from four areas systematically, the four areas are the relevant factors of the assets appraisal agency, the relevant factors of the client, the project factors and others respectively, which will do enough theoretical preparations for the next quantitative analysis.In the empirical analysis, based on the 1922 samples of Hebei Province in 2006, this paper analyzes six factors which influence the assets appraisal fees, and establishes a multivariate linear regression model of some relevant factors of assets appraisal fees, and then gives a descriptive statistics, correlation analysis and the regression analysis. The research result shows that the level of the assets appraisal fees is lower in Hebei Province, the projects whose fee is under 10, 000 yuan on the following items account for 86.0% of the overall items; all the 6 factors and the assets appraisal fees are correlation in varying degrees. We can draw the following conclusions through the regression analysis. Firstly, the assets' appraisal value influence the appraisal fees, and the larger of the assets' appraisal value, the higher of the appraisal fee; secondly, the client's organization form influences the appraisal fees, the influencing level of different organization form is different; thirdly, the appraisal purpose influences the appraisal fees, the influencing level of different appraisal purpose is different; fourthly, the value mode of the assets influences the appraisal fees, the influencing level of different value mode of the assets is different; fifthly, the appraisal method influences the appraisal fees, the influencing level of different appraisal methods is different; sixthly, the increase or decrease in appraisal influences the appraisal fees remarkably.
