Earning Capacity Of The Real Estate Listed Companies The Study On The Pavement Construction

This paper is based on the annual report form of 54 real estate listed companies in Shanghai and Shenzhen Stock Exchange from 2002 to 2005, finding out the disparity size of the listed company of real estate of our country through cluster's analysis, classifing it as several kinds, so as to summarize the influencing earning ability factor of listed company of the real estate.The paper is made up of six chapter. Chapter one is an introduction to study purpose and meaning, the background of the selected title, research approach, technological route, and to studying survey both at home and abroad. Chapter two introduces survey of the security market and real estate companies, and the development course of real estate of our country, in order to find out about the development background of the Chinese real estate better, lay the foundation for the analysis of chapter five and chapter six. Chapter three has introduced the index that this text fetches and adopted. Chapter four carries on the positive research, summarize the categorised characteristic of the listed company of the real estate. Chapter five finds out the factors influencing earning ability of listed company of the real estate on the basis of statistical analysis of chapter four, summarize real estate enterprise develop deficiency at present , put forward policy recommendations.This research institute adopts cluster's analytical method, is divided into two steps specifically, first of all, in a situation that the listed company of the indeterminate real estate can be divided into several kinds, for prevent subjective error from, adopt systematic way of cluster, from picture ocular distance to find out difference that SPSS output. On this basis, confirm that is divided into several kinds, then adopt the way of the fast cluster, divide the listed company of the real estate into several kinds, find out characteristic and generality of the listed company of the real estate.This paper uses both qualitative analysis and quantitative analysis, take quantitative analysis as the core, in order to complement qualitative analysis. The academic research combines with application study, regard employing as the starting point, is listed and carried on cluster's analysis to 54 real estates of Shanghai and Shenzhen Stock Exchange.
