Research On The Contract Management Of Construction Projects In Qunli New District

As an important component of construction project management, contract management permeates the whole construction process. It guarantees rights of each part in project, also supervises them to carry out their obligations. As a huge construction project, Qunli new district has many projects which need to carry on at the same time. For purpose of realizing the goal of each project, it is necessary to unify and manage all contracts and arrange reasonably the process of each project.In the process of construction project, the owner's contract management is the core of the contract management of the whole project. It plays an important role in the whole project contract management. Basing on the theory of contract management, project organization, project plan and control, and so on, basing on the relative research of domestic and foreign project contract management, this paper analyze the current situation of contract management of Qunli new district, and research further on the contract management system.Begin with the analysis of the current situation of contract management of Qunli new district, this paper summarizes the existing issues and their causes, and discusses the necessity and important of strengthening the contract management. Then it gives the directions and rules of establishing the contract management system and the whole frame. During the research process, it can be seen: the owner's contract management is not only managing contract simply, but also the overall construction project management, organizing and arranging each apartment and the contract participants. After analyzing the owner's contract management system, it discusses the general contract plan, the bidding management, the control of the contract execution and the change management and so on, which are the content of contract management. Thirdly, it provided the organization foundation for Qunli new district's contract management, established a contract management group and stipulated the responsibilities for staff. Finally, this paper discussed performance management and continuous improvement of contract management system.
