Nowadays our national economy continuingly booming quickly and healthily, the level of people's living life is becoming higher and higher, so the improvement of housing is more important than before. People pay more attention to the position of real estate in the national economy, and now it has already become the great support of our national economy in recent years. To make sure the market of housing loan developing stably and healthily, first we must make sure the risk of the loan is under control.In recent years, the housing loan transaction has turned into a new focus of loan promotion task of Bank of China of Yiyang sub-branch, and boosted the modulation of loan structure, asset quality and operation benefits. However, the hidden trouble of loan risk exposes gradually with the quick development of loan transaction. The enormous capacity and development potential of the real estate market, as well as the vigorous development in recent years, indeed offers enormous business opportunities for the commercial banks to expand housing loan business, but we must recognize the existence of housing credit risk. This thesis seeks to explore housing credit risks of Bank of China of Yiyang sub-branch, analyzes the reasons for the risk, and proposes appropriate solutions, in the hope of helping the prevention of housing loan risk.Depending on my years'practice experience in bank area, applying general theory and strategy of commercial bank in housing credit risk management and uniting my theory and practice, I analyze and study the risk and countermeasure problem of Bank of China of Yiyang sub-branch. Firstly the thesis introduces the theory of asymmetric information, asset securitization theory, and further analyzes the risk and characteristics of housing credit. Then the thesis introduces the course of development and current situation of the credit of Bank of China of Yiyang sub-branch. Combined with its actual situation, the paper analyses the quality and credit risk issues of its housing credit, and operational risk, liquidity risk of Yiyang sub-branch, and further analyzes the liquidity risk in the theory of duration theory. This thesis analyzes reasons for housing credit risk of Bank of China of Yiyang sub-branch in four aspects as followed: risk from the policy; risk from the housing credit risk management of bank; risk from real estate developers; risk from housing credit consumers. In this foundation, according to the analysis of reasons for housing credit risk, this thesis proposes four policy suggestions as followed: strengthen risk management of real estate development loans; consummates the personal credit information system; conduct mortgage loan securitization; strengthen the internal management of bank credit for housing.The paper's analysis has an intensive pertinence because it is based on author's work experience, and the solution measures presented are practicable and easy to operate because it focuses on how to solute the problem defending risk in the housing loan transaction management.
