As the high speeding development of urbanization and social economy in our country, the spatial function, supporting facilities and the developing mode of land at present have not been able to satisfy the need of the times development. "How to utilize the land resource economically, intensively and efficiently and to increase the overall benefit of urban development" has became an important topic at present. The document "Opinions on propelling the Three-Old reconstruction and promoting the economical and intensive use of the land" (YueFu[2009]78) was issued by the Guangdong Government in 2009, and then, document "Opinions on pushing ahead and implementing the Guangdong Government's Opinions On Propelling The Three-Old Reconstruction And Promoting The Economical And Intensive Use Of The Land" (FoFuBan[2009]261) and document "Shunde's Opinion on Pushing ahead and implementing the Three-Old reconstruction work"(ShunFuBanFa[2010]19) were brought up by the Government of Foshan City and Shunde District sequentially, each of which clarified the reconstruction work of "Old town, Old rural residential area and Old factory building" and provided detailed reconstruction and compensation proposal. The Three-Old reconstruction can greatly help to revitalize the land resource and advance the city image. These reconstruction projects can be pushed forward smoothly with the aid of real estate developers and other investors on their financial advantage. On the other hand, it is also good for the real estate developers to diversify their development channels by participating the Three-Old reconstruction, under a circumstance of less commercial and residential land coming out day by day.Along with the speeding progress of the Three-Old reconstruction in Shunde, the feasibility study of Three-Old reconstruction projects become more and more important day by day. This imperious demand in practice as well as theoretically remaining to be improved, that makes the study very important in practical significance. This article starts with basic theories of project feasibility study, trying to do some exploratory research on the content and method of the feasibility analysis for real estate development projects by a feasibility argumentation on a special land reconstruction project in Shunde. And to obtain a conclusion from the feasibility analysis against such land reconstruction project, to provide an example for reference for other similar projects.Firstly this article illustrates the background and significance of the research, and thoroughly analyzes the status of studies both home and abroad, to offer a whole thinking and the content as well as method of this study. Secondly introduces the general situation, history and progress and etc. and also a brief to the guide line of urban design for this project. Thirdly analyzes the macro background and influence this project is under, from the macro-control policy of real estate industry, the Three-Old industry policy and the regional real estate market. Fourthly, analyzes the market positioning of the project from project location, construction condition, distribution of land, developing intensity,project technological proposal, environmental impact and preservation, energy saving measures and project fabrication.Fourthly, analyzes the project in SWOT method and then by the conclusion to get market positioning of the project. Fifthly, makes project planning and designing and also analyzes safeguard measures for the project, according to 4 aspects of the project including the distribution of land and developing intensity, project engineering proposal, environmental impact and protection, energy saving method and project fabrication. Sixthly, accesses financial evaluation and social evaluation by investment estimate, financing proposal and social impact and etc. And to access and analyze different risks this project might be under to provide suggestion in risk control. At the end, this article summarizes the Three-Old Reconstruction project feasibility study in respect of significance, principle, features, train of thought and the content.
