As a mutual integration of the tourism and real estate, timeshare, through a test of half a century in foreign countries, has developed into one of the fastest growing branches in tourist accommodation industry in the world today, and has been a global tourism pillars. How to effectively dock the timeshare products and tourist destinations of the "localization" theory and practice becomes a difficult problem. Hangzhou, as the "Oriental leisure capital, quality life of the city", the atmosphere of the general holiday is above the other city. Therefore, this article analyzes the development conditions and development status of timeshare in Hangzhou, and analyzes the travel demand and its impact factor, and then based on this, proposes the countermeasures in developing timeshare product in Hangzhou.Firstly, this article extracts the 21 indicators from the individual characteristics of holiday travelers, the tourist destinations of natural resource factors, the human resource factors, and the assistance industry factors according to the past literatures. After consulting the experts of the relevant field, this article revises the individual indicators, and then proposes the preliminary hypothesis of the tourism demand influencing factors of the timesharing systems.Then, this article does the descriptive statistical analysis in the sample characteristics, the demand characteristics of tourists and the travelers demand characteristics of the timeshare; and then the correlation analysis between the social demographic characteristics of tourists (including their personal disposable income, gender, age, marital status, level of education, occupation) and the willingness to participate in; use the factor analysis method to analyze the various factors, three major factors extracted and re-named: the industry supporting factors, the resources and environmental quality factors and the human characteristics of factors; regression analysis on three significant factors to impact on the willingness to participate in timeshare, to verify the three major factors and the willingness was significantly associated; variance analysis socio-demographic characteristics (gender, age, educational level, occupation, disposable income, marital status) and the three significant factors, the result showed that the tourists age, the marital status, the occupation, the disposable income and the willingness to participate in timeshare is significant difference; therefore the thesis gets the impact factor system of the timesharing holiday.Finally, this article proposes the developmental measures of the timeshare product in Hangzhou based on the tour requirement. The target market of Hangzhou timeshare products should be market-oriented families and the middle class, the business market as the second largest market, the appropriate expansion of silver market; then basis on this, this article proposes a seriesof product design, promotion and sale of countermeasures.
