Study On Evaluation Of Land Intensified Utilization Of Rural Settlement

With the development of society and economics in rural area, expanding unrestrictedly constantly with the ground range in the residential area in the countryside,the land wasting phenomenon is serious,the contradiction with agricultural and building became more and more serious,the consequence of which is the insufficient of build-up land and difficult to protect the arable land.Launching the evaluation of rural residential land intensively utilization,and constantly improving the utilization efficiency of rural residential land,can alleviate the problem of insufficient land for urban construction,promote optimizing distribution and rational utilization of the rural land resource.On the basis of summerizing others related study,drawing on research findings about urban land intensive use,the paper defines the conception and connotation of rural settlement intensfied use,and analyses some related theory.Then according to the principle and methods of constructing the indictor syestem,the article constructs comprehensive evaluation and village evaluation index syestem of land intensified utilization.Rural settlement index system consists of four areas:rural settlement compactness (average size of administrative villages), rural residential land use intensity (floor area ratio and building density), residential investment intensity (rural road density and the number of household drinking-water), rural residential use benefits (the population of units of residential land and the net income of farmers per unit area).Village settlement index system consists of four areas:rural settlement compactness (size of the administrative villages,the distance from village center to town center), rural residential land use intensity (floor area ratio and building density), residential investment intensity (rural areas road density and the number of household drinking-water), rural residential use efficiency (the population of units of residential land and the net income of farmers per unit area).At last the paper makes an emprical research on Dasun town.The conclusion as follows:Dasun town is in moderate use in rural settlement land-use,and among twenty-seven administrative villages under Dasun town,there are six that are in low-efficicency ues,and twelve are in moderate use,and nine are in intensfied use.Finally,the article give analysis why rural land is in low-efficicency ues in some villages in Dasun town.The study show that the reason that the intensity of rural residential land-use is comparatively low lies that management to rural housing land is not strict,the village distribution lacks the guidance of planning.In order to promote the land-use intensity,the village planning must be enhanced,laws and regulations on rural housing land management must be perfected.And then we must carry extensive propaganda and education in intensive land-use,make strict management on administration of law,promote land readjustment in rural residential area actively,build up the construction of central villages as well.
