In the past several years, under the situation of the guidance by the national policy and the fast development of the city, the high-speed inprovment period China has gradually entered the new stage of the real estate market. Especially since the twenty-first Century, Because of the rapid growth of the real estate industry,the influence of the real estate management system become more mature, as well as the "property law" promulgated and implemented, the real estate management service quality and efficiency are required more to further improve. To handle the real estate business and management, the use of conventional methods of management has been difficult to meet the requirements of the development. At the same time the advantages of the computer and network technology in all aspects has gradually emerged, in order to achieve the management under the new situation demand, timely use of advanced science and technology, such as GIS, remote sensing,3D simulation is became important.The new development can achieve real estate data for a new level. Making full use of the advantages of technology and real estate space distribution data,can greatly improve the work efficiency and scientific management level. Therefore, in-depth study of the geographic information system (GIS), it is necessary to remote sensing and other advanced technology applied to the real estate management system.The development of Chengdu City real estate, making the fast updating of the real estate data, at the same time, due to defects in some early policy and management mode, a part of the housing sector data is very chaotic. Before 2006, Chengdu real estate mapping is not rise up, lead to the situation that there is no measurement standard, at the same time the real estate management mainly controlled by manual management, so there are many problems in the reliability of the data. After the year of 2006, Chengdu began to field the new measurement data to enhance the reliability On the other hand, due to the application of the computer, making the real estate management capability has been greatly improved. However, because of the separation of property management system, lead to the real estate information and data attribute data are separated, and there is no established visual spatial information, identification of a housing is in accordance with the site, but the site address housing will often change, sometimes the property owner cannot change the new address on their property right card for the first time, so there will be an address multiple sets of housing, which will lead the managers cannot distinguish who is a set of housing property, or where is one person’s house. In such a chaotic situation, the application of geographical information system can easily solve the problem for managers. Through the characteristics of GIS, the establishment of the house spatial attributes, and associating the surveying and mapping results with the registration information, it can achieve one corresponding effect, put an end to a room to sell, inflated housing and other vicious incident occurred.Based on the management mode of modern large real estate and geographic information system application in real estate and other related information, researched the management mode of Chengdu City real estate property management,through analysis the data, the geographic information system applied to the real estate management work, application of geographic information system to expand. The main research work is as follows:(1) Analysis the information related to the real estate management pattern and the management, establish the data classification, in order to build the database(2) Carried on the functional design of real estate information management system based on GIS. According to the characteristics and real estate management work of all kinds of real estate data requirements, design and implement all the workflow involves the need for real estate management work, function and property attribute information query, spatial data analysis.(3) The software design of the real estate information management system based on GIS. The design adopted by Microsoft Corp Microsoft Visual Studio2005 as the development platform, this platform to application of JAVA language, design and development and utilization of integrated ArcGIS Engine9.2.Software system is developed with respect to the GIS desktop software, has the system boot speed fast, small occupied space, independent of the GIS desktop software running and so on.(4) The humanized operation management of massive real estate data, realizes the real-time correlation property of spatial data and attribute data, attribute data and the spatial analysis, interaction between data statistics, query, and external publicity.The application of GIS in real estate management, combined with computer graphics, computer aided design, database management systems, office automation, management information system, can effectively improve the work efficiency, play an important role in enhance the real estate registration credibility and better services for decision making. The new system can realize the real estate information resources sharing, and provide the basis for policy prediction and government decision-making; the property management department to realize to housing, to housing files, maps, text, document integration management mode, so as to improve the efficiency of property management, file information utilization rate and accuracy. This system mainly realizes the storage management of real estate surveying and mapping, map and property registration records.Combing the images, graphics, attributes in one together, at the same time, based on the 3D display platform, implementation of real estate information from the macro to the micro classification query, statistics and analysis, understanding of the housing distribution. Can timely grasp the Chengdu City housing distribution and housing management authority in the situation, adjust the layout of houses.
