Study On The Influence Of Urban Ecological Landscape On House Prices Based On RS And GIS

Since the reform and opening up, China has ranked as the world’s secondeconomic power from the large and poor country of the Third World for the rapiddevelopment of its economy. At the same time, China has made remarkableachievements. In recent years, with the rapid urbanization process, the improvementof people’s living standards and the beginning of housing reform, the ecologicallandscape superior urban living environment has gradually become the goal pursuedby the residents. Therefore the superiority of ecological landscape will producecertain effect on house prices. Based on the above realistic background, this paper hasstudied the influence of urban ecological landscape on house prices in depth based onRS and GIS technology.Based on the comprehensive study and analysis the experience and deficiency ofthe research current at home and abroad by the author, we combine the characteristicsof Chinese social background with the perspective of our study. And this paper takesMaslow’s hierarchy of needs theory, Residential environment theory andMarx’s range of land rent theory as basic theory. Moreover, we has studied themechanism of influence of urban ecological landscape on house prices, which willprovide the theoretical support for future research in this area.Firstly, based on the urban ecological landscape classification and landscapepattern index, we apply RS technology to construct the index system of urbanecological landscape under this research perspective. In addition, we evaluate andstudy the present situation of ecological landscape of Xuzhou main city area. And weconstruct the urban ecological landscape space pattern based on moving windowmethod. Secondly, we also apply GIS technology and select appropriate spatialinterpolation method to construct house prices three-dimensional model of Xuzhoumain city area. Furthermore, we analyze and study the current situation of houseprices of Xuzhou main city area. Finally, on the basis of two aspects study mentionedabove, we analyze the correlation of the urban ecological landscape with house pricesof Xuzhou using the overlay analysis, section analysis and other spatial analysismethod. And we establish the model of urban ecological landscape impact on thehouse price eventually. Additionally, we also conduct the simulation research.Simulation results show that the overall trend of original house price model and fittinghouse price model are basically consistent, which indicate that our model can reflectthe mechanism of the influence of urban ecological landscape on house prices in Xuzhou main city area.The theoretical study showed that, because of the unique characteristics andworth of urban ecological landscape, in the background of human settlementsenvironment, resulted in the urban ecological landscape surrounding houses producedifferential rates, the mechanism of influence of urban ecological landscape on houseprices had been produced by changes of city residents housing demand. The practiceresearches show that there is a significant correlation relationship between theecological landscape and house prices of Xuzhou main city area, and the impactmechanism can be quantitatively explained by the exponential model.
