Rising as the population ages, the Chinese pension service industry faces newchallenges. Due to the government’s emphasis on pension service industry, Chinesepension service industry begins to gradually towards marketization, also brings thedevelopment opportunity for it. Due to the close relationship between the housing andland, endowment real estate research will inevitably involve the location problem ofendowment real estate.About the location of the endowment real estate research abroad is relatively moremature in China. Related study abroad, geographic information system is widely used ininfrastructure and public facilities and commercial real estate’s location, but lessresearch about endowment real estate location mentioned. Domestic endowment realestate development is still in the exploratory stage, the relevant academic researchfocused on the development mode of endowment real estate and business model, hasnot yet appeared about the location of the endowment real estate system research,especially combining geographical information system and endowment real estatelocation research has not been involved.The paper combines with The Analytic Hierarchy Process and GeographicInformation System to construct the site selection model of endowment real estate,looking for the suitable area to build endowment real estate, and in order to provide amore intuitive reference for urban planning and the site selection of endowment realestate in company.First, using The Analytic Hierarchy Process to determine the factorsto affect the housing needs of the elderly and quantitative analysis, the target layer is thesite selection of endowment real estate, guidelines layer is classified with point, line andsurface, the layer is based on the housing needs of the elderly, including physiologicaland psychological factors.The weight of each index factor is jointly identified by anexpert findings and the results of market research data.Then, using spatial analysis ofGIS, specifically the analysis indicators and index value.Finally, the important step is tofind the result by buffer analysis, conversion, and the weighted overlay analysis.The paper is based on a case study of Shapingba district in Chongqing, usingmarket research to understand the pension market demand, the survey is the potentialconsumer of Chongqing nine districts with80effective samples.The main survey area isShapingba District, after comprehensive analysis of the market demand, the paper can find the result by linking with physical and psychological needs of the elderly. UsingThe Analytic Hierarchy Process and Geographic Information System to build locationmodel and draw the suitable area for building endowment real estate in ShapingbaDistrict.Finally, the paper verifies the rationality of pension real estate site model, themodel can provide a basis for decision making on government land planning and theendowment real estate development of enterprise.
