The world population is aging.Under this circumstances,China's aging is developing rapidly.China becomes an aging country.In the future,China needs to face a severe aging trend.With the improvement of Chinese people's living standards,the government has been unable to meet the people's requirements for public services.The socialized and market-oriented old-age real estate will continue to develop.Old-age real estate will be an important development object to solve the pension contradiction of China in the future,and pension real estate also emerges as the times require.Considering the characteristics of large investment cost and long recovery cycle of old-age real estate,it is very important to solve the capital problem through the financing of old-age real estate for the development and long-term operation of old-age real estate.In order to solve the financing problem of old-age real estate,this paper will use AHP-TOPSIS method to calculate the optimal financing mode based on the maximization of comprehensive benefits of a old-age real estate project,according to different old-age real estate projects to choose the optimal financing mode.Firstly,the paper summarizes the five most commonly used financing modes of old-age real estate,and takes the comprehensive benefit as the goal.Through literature analysis,it summarizes four first level evaluation indexes of financing mode based on comprehensive benefit,including social benefit,economic benefit,political benefit and environmental benefit.According to the first level evaluation index,it is subdivided into 12 second level evaluation indexes.Then,according to the different old-age real estate projects,the AHP method is used to calculate the relative total weight of the secondary evaluation index of the financing mode based on the comprehensive benefit.Then,combined with TOPSIS method,the evaluation model of old-age real estate financing mode is constructed respectively,and the optimal financing mode is selected by calculating the distance between the sample old-age real estate financing mode and the ideal value through the weighted value of the index score under the common financing mode.After the financing mode is optimized by AHP-TOPSIS method,this paper combines the relative weight of the index calculated by AHP with the score value of the evaluation index under the optimized financing mode by experts using TOPSIS method.According to the displacement degree of the ranking before and after the index weighting,the paper compares the ranking of the evaluation index experts from large to small and the ranking after the index weighting from large to small,To judge the impact of the indicators on the final optimal mode,as the basis of optimizing the comprehensive benefits of the project under the optimal financing mode.Finally,this paper selects a old-age real estate in Shanghai as a case,uses the AHPTOSISI method to establish the evaluation model of financing mode.It calculates through the questionnaire score,and finally obtains the optimal financing mode of the old-age real estate.After obtaining the optimal financing mode based on the maximization of comprehensive benefits,the numerical ranking of the evaluation indexes before and after weighting in the optimal financing mode is compared.The suggestions for optimizing the comprehensive benefits of the old-age real estate under the optimal financing mode are obtained.This paper mainly uses AHP-TOPSIS method to optimize the financing mode,which makes up for the shortcomings of subjective and imperfect weight of TOPSIS method used alone to evaluate the financing mode.It helps more old-age real estate projects to carry out reasonable and scientific financing.Also,it further plays the role of the main channel of market-oriented capital supply system,and makes efficient use of market funds.It will Promote the healthy and sustainable development of old-age real estate projects in China,and it provide quantitative scientific basis for old-age real estate developers of different scales to choose financing mode.Figure [3] table [19] reference [41]...
