In the early 1980s, with the transformation from planed economy to marketing economy, Chinese real estate also begun to recover gradually. During 20 years of development, the real estate industry has become one of the pillar industries in Chinese national economy. To ensure the positive development of this market, especially in light of the significant role of residential properties in the real estate market and the national development, the author did some researches on the feasible analysis of residential property. Residential property's feasible research is divided into two parts, the feasible analysis of market and the feasible analysis of economics. In this paper, author presents his opinion from the following two classifications.The first part is the marketing feasible analysis of residential property. This paper mainly introduces the macroeconomic and regional economic policy analysis, environmental analysis and supply-demand analysis. In the paper, the effect, content, means and elements, which are need to be concerned in macroeconomic policy analysis and regional economic policy analysis are all discussed. Meanwhile, the author generalizes and analyzes every element, which would affect the residential property's exploitation. Thereafter, author focus on the supply-demand theory of residential exploitation, selecting the potential markets according to the supply-demand analysis, and introduces every aspect of the supply-demand analysis and the analysis of competitors in its step. Finally, basing on the Commercial Circle theory, which is initially used in retail analysis, author offers his own innovation and applies the innovation to the market analysis of residential property.The second part is the economic feasible analysis of residential property. In this part, mainly basing on the differences between the economic feasible analysis of residential property and othereconomic feasible analysis, author introduces the content and ways of economic feasible analysis of residential property in four aspects of the structure and estimate of investment, the plan of financial and investment, the analysis of beneficial result and the analysis of indetermination. At the same time, with the background of a project, the author attains a model of economic feasible analysis in the way before mentioned.
