Competitiveness Analysis Of Listed Companies Of Real Estate Of China

During the past three years,China has issued a series of macro policies for thereal estate industry in succession in order to guide its development from the followingrespects: Financing channel, capital rate, land acquisition, commodity apartment sale,estate management, etc. Under the guidance of these policies, China's listedcompanies of the real estate are facing greater competition pressure.Under this background, this thesis probed into mainly three respects: How tostructure competitiveness' rank index system of listed companies in the real estateindustry;China's listed companies of the of real estate competitiveness' rank situation;Through the competitiveness rank analyses, what management tactics the listedcompanies of real estate should take.Firstly, this thesis reviewed the development history and recent policies of realestate trade in China, and analyzed the management environments of companies andcharacteristic in this industry. Secondly, the thesis reviewed enterprise'scompetitiveness theory, and pointed out the key element and characteristic ofenterprises' competitiveness. Then, the thesis reviewed the current research situationof the competitiveness of listed companies;through comparative analysis, it explainedthe limitation of study about competitiveness evaluation index of listed companies.And then, based on this, the thesis structured the competitiveness evaluation indexsystem for the listed companies of real estate. Through empirical analysis, it providedthe competitiveness rank of listed companies of real estate. Finally, based on thisempirical study and taken the future development trend into consideration, the thesisbrought forward some suggestion about what management tactics the listedcompanies of real estate should take.
