| The real estate industry is a pillar of the national economy in our country. With the development of national economy, the amount of investment on real estate increase fast, its growth rate is always higher than that of the national economy in the same period. But the too fast development also brings about a lot of problems, the higher investment error rate with descend of the investment return rate make investors face more difficulties and greater challenges. In the meantime because of the excessive speculation on current real estate, the government makes strict macro adjustment policies to control the market. And so when we decide to invest on a real estate item, we should consider some important indexes to analyze, predict and evaluate the incomes of the item. So we can evade the risk of the investment, and avoid the failure because of the blindness investment, the speculation excessiveness.According to the basic theories of the technology economics, this paper builds a complete system of value indexes of a real estate item's possibility research with combining some domestic and aboard references and study data. Using this system to value the possibility and analyze the investment of Huashi Garden item, it can provethe science and the usefulness of this system. This paper mainly includes two parts:1. Use the basic theories and methods of the technology economics, and combine the characteristics of the real estate investment item, put forward and build up the possibility research and evaluation system of the real estate investment item.2. Use the system to value the possibility and analyze the investment of Huashi Garden item. Combine this case to prove the science and the maneuverability of the evaluation system.In this paper, theories combine the case well. The research on evaluation system of the real estate item's possibility enriches the theories of the item evaluation, helps a company carry on a real estate decision and provides valid tools to manage a item. |
