With the real estate market transited gradually from the buyer market to the seller market, the myth of enterprise which obtains land can subdue has gone far away gradually, the real estate market has already gradually transformed from the former sudden and huge profits stage to the meager profit time before, keen competition needed the enterprise to start in the project to carry on the project the market analysis, therefore it has important theoretical and practical significance to establish the consummation real estate investment project market theory and method for the healthy development of the real estate industry and the enhancement of real estate enterprise's competitive ability.It found the theory and practice of analysis of market in the prophase of plan is incomplete in China through the consultant about the state of domestic and foreign real estate market demand theory and its development history. The ignorance of the market analysis in this stage cause the vacancy rate and the large rise of house price and caused many contradictions. Therefore this article unifies the research results of the domestic and foreign priject markets, discussed the influence factor of the real estate market demand in the earlier period, firstly, it found that the linear and planar infrastructure influence the house price greatly through the research of the urban planning, the former influence concentrated in the construction period, the latter influence quite is steady. This paper represents the result that it had to determine the investment time and the emphases according to the infrastructure type.In the aspect of demand, it states that it may use the Maslow model to analyze the real estate consumer through the investigation material of Dalian, and obtain the key factor influencing on target-consumer of various hierarchy through the analysis of their distinction.The key factor influencing the real estate market demand of Dalian: real estate price and control income is calculated using the gray correlation theory based on the results mentioned above. The initial model of real estate market demand of Dalian is established using the union econometrics combination forecast theory and the SPSS statistical analysis software, and the simplified model is represent using the related analytical table between various factors, the independence between the independent variables is enhanced, the real estate market demand of Dalian is calculated, all of that indicate the increase of Dalian real estate market demand was stable, the land supply was unstable, real estate enterprise average development quantity is in low status. This article provides the certain reference for the Dalian real estate enterprise and the government apparatus, promotes the Dalian real estate market healthy development.
