Affected by the development of city and countryside, urban fringe area is a peculiar economic and geographical unit, which is the main area of city spreading. However, the problems of land market are compared obviously since land management is weak. This paper studies the different type land prices of urban fringe area of Jiangsu province, and establishes the integrated price system, which have important theoretical and practice meaning for using land intensively, protecting the cultivated land and resolving the contradictions in the land use.At first, the paper analyzes characteristics and the problems of the land use and the land market of the urban fringe area. Then, the paper selects typical cities and county-level cities of in south, middle part and north of Jiangsu Province, collects sample points on the base of setting the intension of the different types land prices, and calculates prices of the points. And then studies the right state of different property rights land. At the same time, through the study of value of the land, regression models of different type land prices are set up. After this, the paper proposes the suggestion of setting up the integrated land market and establishing the integration of land price system of the city fringe area. At last, the paper analyzes the law of the land value increment of the agricultural land converting and acquisition, and collective construction land converting to state-run construction land, and then discusses reasonable allocation of the land value increment of the agricultural land acquisition.
