The commercial housing market has made a rapid progress in our country since the commercial innovation of house in Nanjing in 1998. The housing industry's development is making an important action in improving people's living level ,increasing GDP and flourishing market economy .but , with the development of housing industry the rate of Nanjing's house has made a quick progress. The rapid rising price of house has been the focusing event to residenter , government and enterpriser. The paper takes the price of Nanjing's commercial house as researching object, analyze the housing price lever ,the influence of cost and relation of offing and demanding to housing rate , the danger of high price and the countermeasures against high housing price of government, enterpriser and consumer.The main research results and conclusion of the thesis are as follows: (1) we can see that Nanjing's housing rate is getting higher and rising faster by investigating the sixteen floors'price and gathering departments'data and analyzing housing rate comparing with income , rent comparing with sale. (2) By analyzing the structure of housing price we can found that the first reason which is making price becoming high is the rising cost of ground , the second is the rising cost of building, sight and selling. The enterprisers'high profits also is a important cause. (3)Through analyzing the relation of providing and demand on housing market we can see that the imbalances of supplying structure and supply in district, mass backout and a great deal of gamble in house are important reason of high housing price. (4) high housing price will cause much disadvantage: adding the risk of returning loan, restraining the residenters'consuming in other field, increasing the poor and rich polarize, adding the empty rate and reducing the city competitive power, etc. (5) According to the main cause of high price government should take the following measure: controlling the ground price ,limiting the enterpriser's high profit margin, adjusting the structure of offing and demanding, perfecting market mechanism. (6) enterprisers should not depend on nonstandard market mechanism and speculative action to get profit. Under the new macroscopical controlling policy enterprisers should not only adjust house supplying structure ,build up band and credit standing but also reduce cost and price to enhance profit and elevate competing able. (7) With the development of country economy, the outdated housing system has presented the abuse of unfit our country's market economy. So it's necessary to take commercial innovation of house. Aim at the actuality of present house price, it's incorrect for the consumers (who having held houses) to hope the house price increase and the consumers (who having not held houses) to hope the house price decrease. Consumers should build up the conception of grads consumption , gradually improve their living lever . |
