Construction Maintenance Decision-Making System And Program Exploitation

The thesis studies the theory of decision-making of building maintenance and does the program exploitation work. The traditional method of decision-making used in our usual work depends on individual experience seriously. So the decision-making result is often subjective and may have many faults. In order to avoid the disadvantage, the decision-making theory used in the field of management is adopted. The theory has been already carried out and succeeded in many fields in our daily life and production work. So it is a mature theory which can be applied in the field of building maintenance and can make the decision-work more reasonable and scientific.The thesis uses the theory of VE (Value Engineering) and provides the conception of ratio of function and cost which is used to select the best maintenance project. It considers the maintenance effect, the cost and the remaining life of the building.The thesis analyzes the usual maintenance methods used in the repair work of the structural element and their costs. In the analyses of the status of the building before the repair, the research result of the system of construction maintenance management which has been finished by the former postgraduate students is applied. For example, the initial appraise of the building (finished by others before) is added into the thesis in order to utilize its function. In the analyses of the status of the building after the repair, some experts in the building maintenance are invited to provide their experiences in order to finish the appraisement of the effect of the repair work. Finally by using the method of VE, the maintenance decision can be done.The program exploitation is also made in the thesis. It is necessary to use the software tools such as SQL, VB.NET, ADO.NET, etc in order to establish the repair database and the program interface of maintenance decision-making. At last, the function of decision-making system is realized.
