| As the rapid economic development and urbanization, shopping centers are booming in almost all the main cities of China, and they become a hot pot for local real estate development. However, numerous problems have also accompanied with the commercial real estate development upsurge. What causes to this is that the developer did not give enough attention to the decision analysis of the shopping center development. There are a lot of items been proceeded on before a detailed demonstration, and falling into hot water is certain.The purpose of the thesis is to solve this problem. Based on detailed analysis of shopping center development, the first part of this dissertation builds a model for decision process of shopping center development and describes every unit in details. The second part of this dissertation is all about trading area theory. Finally, applying the knowledge mentioned above, a Spatial Decision Support System is constructed for shopping center development.The main conclusions of this dissertation are as follows:First, considering current problems in developing shopping centers, a general framework of the development built in the thesis gives some reasonable proposal.Second, this dissertation inducts the trading area theory as a theory foundation stone, and which is innovation, develops quantitative analysis method of the trading area analysis.Third, the study proposed a Spatial Decision Support System for Shopping Center Development after the specific introduction of the development and characteristics of GIS, DSS and SDSS. This system was developed on Arcview9.2 with C# programming language and AE technology.Due to the limitation of data, time and the author's capacity, this research is only an elementary exploration, there are many problems need to be overcome by the further study. |
