| At present, the scientific research of the commercial real estate project is still in a relatively behindhand levl. First of all, those respects lack the theory of systematic science and practical exploration, such as products features, operation mode, project-financing mode and the analysis of the investment decision-making of the commercial real estate. Secondly, there're too much discussion on plans of products of the commercial real estate while less on the essence and elements of the value of its deep hierarchy. Thirdly, qualitative analyses are mostly adopted in the experiences summarizes, investment analysis and other activities in the commercial real estate projects, but lack of quantity analysis index and the mathematical model of how to transfer quality index to quantity index. Finally, the mode of commercial management after the exploitation of the commercial real estate is short of scientific discussion and summery.In view of the status quo of the scientific research of the commercial real estate, this text tries to solve the problems in the phase of investment decision-making of the commercial real estate through scientific and systematic analysis and research, in order to set up an evaluation index system of the feasibility research suitable to the commercial real estate projects.At first, according to the rule of market supply and demand of western economics, ground theory and surplus value theory and the basic theory of the wheel retailed and vacuum land of commercial management of Marx's economics, the research discovered the basic elements of the value of the commercial real estate. Then it divided the basic elements of the commercial real estate into the qualitative and quantitative elements and discussed them separately. By setting up the mathematicsmodel about the key index of quantitative element of comprehensive investment and proceeds and adopting the fuzzy mathematics method and hierarchy analysis, it made the elements quantitative, which influenced comprehensive investment and proceeds and calculated out comprehensive importance of every factor and then determined the computing means of comprehensive investment and proceeds. At last, determine the final comprehensive investment return and calculate every financial index in the evaluation system, and confirm the risk factor and explore the method to evade risks. This thesis has combined theoretical research with practical operation together.
