Residence is the most necessity in human life. Constructional investment of residence is a strong activity with synthesis, speciality and technique. At the same time, it is a career with high devotion, high reward and high risky. Chose the best constructional investment projects of residence can not only improve the living condition of human and efficiency of residential construction but also get rich economical rewards for the investor himself. On the other hand, good constructional investment projects of residence could has better harmonize the relationship between human, building and society, then it will benefit the continuous development of nature and society. Enclose the goal, on the basis of basic theory of engineering technological economy, engineering projective management, modern methods and technology of computer, this paper research an developed the fuzzy standard decisive technique and computer aided decisive model optimal constructional investment projects of residence on the basis of AHP.The paper firstly introduce systematically the developing course of the theory and methods of the optimal project and detail the theory and research method of the AHP and fuzzy multiple standard decision. Analyse the advantages and short comings of the optimal projects individually. Then establish the theoretical base for the optimal projects of constructional investment of residence and the fuzzy multiple standards decisive technique.To the many factors which influence the constructional investment projective evaluation of residence, this paper fully research the basis of these many factors which influence the constructional investment projective evaluation of residence, analyse the factors with common, technology and economy of influencing the evaluation of constructional investing project of residence. And draw out from these factors and conclude and class. Then establishing functional and costing evolutional indexing system of more optimal constructional investing projects of residence.On the basic theoretical research of AHP and fuzzy multiple standards decision and the established evaluational indexing system of optimal projects of constructional investment of residence, this paper combine effectively these two methods and realize the two complementary advantages to success in applying the optimal projects of constructional investment of residence. That is using AHP to confirm the weight of individual factors, then construct the decisive matrixes by modelling, which can conclude the most subjection degrees of all projects. Finally according to the theory of Worthing engineering, bases on decision of all the projects of function-cost rate, when it become the most, it is the most optimal projects. On the basis, this paper analyse systematically optimal procedures and its data flow, designed visual basic computer algorithm based on the AHP and multiple standards decisions and the computer human interface, then establish the computer aided decisive models of constructional investing projects of residence. Through the example, we prove these methods practice, effective and feasible. The computer aided decisive model is simple, easy operation and strongpractice.Finally, this paper conclude the results of research, and analyse the objective exaction of the optimal projects constructional investment of residence and fuzzy multiple standards of decisive techniques and the simple and practical computer aided decisive model on the basis of AHP. With the gradually development and perfection of the investing markets of real estate and the development and applying of new theory and new technology, the decisive methods will eventually developing and perfecting and its practice will improve highly.
