The real estate research, especially the residence real estate research has already become a powerful and exceedingly arrogant lesson.Along with the development of real estate, the competition of this industry is more and more cutthroat. It is the way to geting in on the ground floor that the land agent schemes the real estate item.At first, the article summarizes the correlative theories about scheme of real estate, and then it exercises the scheme's flow chart of real estate with an idiographic item.Through the analysis about macroscopic economy, it announces that the relation of the macroscopic economy and real estate industry is complement each other. On the one hand the macroscopic economy with super-speed development provides the solid economic foundation for real estate industry, on the other hand the development of real estate also further promoted the steady increase of macroscopic economy. Along with the proportion of residence real estate in the macroscopic economy is raising steadily, this kind of virtuous cycle becomes even clear.Through the empirical research about supply and need in residence market, the article draws a conclusion that the current development of residence real estate industry is good, but it has structural disequilibrium. Because of objective reason, the allotment of Chinese resident's income is not very reasonable at present, so the economic disparities are great among the whole resident. And the community of bad economic condition is most. It is the main source of residence real estate industry's antinomy that the current industry is mainly regarding the community of good economic condition as the market target.The article has discussed the change of national housing system and the development of national policy about the residence real estate. Through the analysis about the correlative property's policy that was been constituted in 2003, it recognizes the effect of the housing system innovation and the macroscopic tropism of the policymaking. The following is analysis about the concrete marketing of residence product. The article researches separately the corporation and client. Through the psychoanalysis about customer, it finds the keystone of corporation's marketing. Through the concrete marketing-analysis about corporation's product, it offers the corporation many tactics that could be adopted in the practice. On the foundation of macro view analysis, the article schemes XX New City item from the point of view of the idea, the competition, the marketing and so on.
