After China's entrance into WTO, domestic investment market has been opened further, the scale of foreign investment has enlarged greatly, as a result of that, real estate has gradually become one of the most important investment fields in the national economy.Real estate is a kind of leading infrastructure industry, is the base and carrier of the whole economy. Because its high susceptibility and leading position, real estate plays a promote and drive role in the national economy. The process of real estate investment is the process of real estate investment decision through the prediction of supply and demand. So we can say uncertainty is the main character of real estate, such character determines real estate investment is a kind of risk investments. Besides its large amount of investment, long cycle of development, fixity in space, real estate investment also relates to many other industries and links. All these bring about the high risk of real estate investment. With the help of some ripe national and international theories and methods on real estate investment risk study, the thesis has studied the potential risk, the influence factors, the causes of risk, the occurrence probability of risk, and countermeasure to risk during the process of real estate investment. In addition, considering the actual situation of real estate development and operation in China, by the means of scientific and corresponding methods, the thesis has thoroughly discussed real estate investment risk from identification to estimation, evaluation and management. Combining dynamic analysis with static analysis, quantitative analysis with qualitative analysis, the thesis has analyzed the risk in real estate investment decision and risk countermeasures in detail. Based on the analysis, the thesis has summed up a kind of practical method system for real estate investment decision, for the investor to select a real estate project quickly within its endurable limit on risk. The thesis has provided some bettered practical risk management method.Through the analysis of Guangdong Qiaowu Da Sha, the thesis has discussed the causes and the result of risk factors that influences real estate development, presented the countermeasures of risk defense and reducing, and method of setting up risk management and predicting the risk in real estate investment.
