Real estate is defined as land, which is developed by its owner and can bring equivalent economic profits to its owner, operator and user. It is necessary to shift land to real estate, and it is the requirement of social development. The forming of Chinese real estate market is the necessity of economic system reformation. In terms of more and more sorts and forms of real estate price along with the founding of socialist market system, the shaping of real estate market and the enhancing of real estate price management measures, the research on real estate valuation has very important implications in theory and practice.This paper includes four sections. In the first section, I theoretically relate the concepts and implications about real estate, rental, value and price of real estate. Meanwhile, I analyze the conditions and affected factors of shifting land to real estate. In the second section, based on reviewing land system reformation in China, I analyze the forming and characteristics of Chinese real estate market, and introduce several methods of valuing real estate and its applicable regions. In the third section, I put forward policies aiming at existing issues in valuing real estate and design real estate price system of China. In the last section, I illustrate the operating of valuing real estate by valuing the land of CHIBI-SANGUO commercial market project. |
