Urban rail transit can improve traffic accessibility of land, change the mode of land-use, redistribute the residents along the rail corridor and also change urban land-use structure. It's very important to study the procedure of residential location choice and the effects of rail transit on residential location factor. It is beneficial to hold the aggregate orderliness of households moving of distinguished type in the city based on related economic constraints from macro perspectives and behavioral blindness of housing development and residential location choice. It also contributes to bettering residential location situation along the rail corridor.After analyzing the location theory of urban economics and behavioristics and reviewing a great deal of domestic and overseas literature about the linkage between transportation and residential location, this paper attempts to explore the macro effects of urban rail transit on residential location factors and households distribution along the rail corridor, analyze the preference of individual household for residential location factors and estimate the integrated location value of every rail station's sphere of influence.This paper first analyzes the orderliness of residents for residential location choice under the constraints of transportation costs, housing price and household income, and explores the relationship between the distance to CBD and number of household members, housing area and household income. Then, it states the influence principle of urban rail transit on residential location choice, including the effects of rail transit on housing price, distribution of household residential location and the development of urban space.Subsequently, by the location theory of behavioristics, this paper analyzes the relation between household residential location and its surrounding activity nodes, explores the preference of individual household for residential location factors and the basic process of residential location choice. Then, it analyzes the composition of the factors of traffic accessibility, social environment and natural environment which all belong to residential location factors and states the preferences for these factors of individual household with different family life cycle and career under the constraints of economic factors such as housing price, household income and so on. Besides, the paper improves the formulas about integrated location value and integrated location dominance, materializes the factors of traffic accessibility and separates environment into social and natural environment so as to adapt to rail station's sphere of influence. The improved formulas are then used for evaluating the residential location factors and conditions of the areas around 16 rail stations of Nanjing Metro Line 1.Based on the statement above, the paper analyzes the ways to bettering the residential location conditions by 3 aspects: the integration of urban function, the strategies of land development according with the influence orderliness of rail transit on land use, and connecting urban rail transit with other transportation mode.
