Research On Development And Interrelationship Of Residential District's FAR And Residential Morphology

Since Chinese opening and reforming, the system of compensated land-use has been established, the development of real estate getting better and better, and the change has taken place in economic development approach. With these changes, Floor area ratio(FAR) has been the key indicator of measure land use intensity. In recent years, with the development of commercialization of housing, the value of residential land are gradually rising. How to make the FAR of residential district more scientific and more rational, how to use the FAR more reasonable, how to use the land more effective and improve the living environment become a major concern in the design of residential district.Contrapose to these issues, with an example of Jinan, this paper analyzes the evolution of FAR and residential morphology and the relationship between the two.
