The Development Of Commercial Streets And The Re-use Of Old Building

With the rapid development of the market economy, the projects of Commercial Street in major cities get into a boom. Most of them located in the center of the city, and its development involves the re-use of the old buildings. On the other hand, in order to meet the"retro"and"nostalgia"modern trends, many projects of commercial streets have been taken the initiative to integrate the cultural heritage reflected by the existing old buildings for constructing special atmosphere. As the rapid development of the commercial real estate since 2003, up to now, Beijing has over 30 Commercial Streets in the center of the city, the commercial streets follow the economical development of the city, along with continuous adjustments and improvements. There are many examples of reference in this process.Based on the investigation of some commercial streets in Beijing, the commercial streets are classified into:"bulk-construction"and"gradually-construction"in this thesis, regarding the difference of the project item, the intensity and the strategies. Comparing the re-use of the old buildings and the construction of commercial streets together with an overall view, we analyzed the relevant of both the pros and cons. As examples, some well-developed projects are discussed, such as the new South Wharf Street, the Liulichang ancient cultural Street in"bulk-construction", and the Southern percussion Lane Bar Street, Yandaixiejie Street in"gradually-construction".The paper focuse on the appearance of the whole street, the format, the logo and the landscape in terms of comparative analysis of two types.Finally, the paper made an overview of the current policy of the commercial streets extension, changes in the interests of all parties, summed up the disadvantages of the current status, and made advises to the construction of commercial streets extension combined with the re-use of the old building.
