The Research Of Construction Projects Contract Track Management

In modern construction project management, the contract management has become more and more important as its core status in the project management compared with progress management, quality control, cost management, and information management. Because there are relatively sound system of laws and regulations in developed countries and the construction contract management is mainly body's bahaviour, and government is hardly interference. But in our country, for laws and regulations is not very sound and the participants of contract have weak awareness, there are some problems in the implementing of construction contract management, so lead some relative social problems. For the construction product is something more public and social, but in the environment of law and system, it is difficult to assure to realize the public value of construction if only depending on the participators'contract management. So the relevant government departments should conduct tracking management of construction contract from protecting public value. Especially for construction projects the government or collective invested and involved in social safety and public interests, the contract tracking in construction management is particularly important. This paper gives the research on the contract tracking in construction management. The object of this study is government or collective investment projiects and those involved in social safety and public interests.This paper simply analyzes and narrates domestic and foreign station of construction contract management. Based on the definite of construction contract management, it studies the problems of contract management in the construction enviorment and discusses the necessary of strengthing constract management, then expounds on the government to strengthen construction management contract for the necessity of tracking. Combined with the really station of construction in practice, from the government's perspective, it analyzes method about the survey and design works contracts, construction contracts commissioned by the Commissioner, construction supervision contracts and construction management contracts tracking management, then proposes views of erecting file system, strength the supervision in the implement of construction, which lay the foundation for the establishment of tracking management system. It proposed that the government's construction management contract should be the main track of the construction market from the perspective of macro-control, fulfilled contracts in the construction process of the implementation of effective supervision and management measures through the conclusion of the contract construction project during review of the facts effective filing system. According to construction contract's particularity, associating its management way, it studies the function description, the system dynamic analysis, the system design and the realization, the system improvement direction to contract track management system.
